No surprise to see inventory is down. There were definitely less sales than last year at this time. But as far as pricing, it is easy to read the data and think home prices are significantly less but in most situations this is just not true. When you have so few sales, one or two significant sales can really change the average monthly sales price. So feel free to reach out if you have specific questions. A individual look at the recent comparable sales will give you a much better sense of your particular property value. Pricing continues to be critical as we are still seeing most properties sell quickly and with multiple offers. Message me if I can help you with your next real estate goal.
