My first deal wasn’t perfect but….
Let’s take a peek at the numbers! 👀
🏡 For my first deal ever, I put a 20% down payment on the property. I had saved a ton of money from working full-time in college and thought putting 20% down was the only way I could invest in real estate.
But I was wrong! ❌
I learned about the BRRRR strategy and in the end, I ended up leaving $7k in this deal after I refinanced the property and paid back my 0% credit card. 💳
Because of this strategy, I now own a $155k asset for only $7k down 💰(which is a 4.5% down payment)!
This property cash flows around $500/Month AFTER all expenses, and reserves for vacancy, repairs, and cap-ex replacements! 💸 (which makes it just above 80% cash on cash return).
After this first property, I raised private capital for most of my deals instead of saving up my own money to invest (which could take another three years). 😬
I use the BRRRR strategy for almost every rental property, which has helped me build a multi-million dollar portfolio using barely any of my own money.
🤩 And even though it’s not a perfect BRRRR, I’d buy this deal over and over again.
