This rental property is located in Cincinnati and when we initially found it, we ran the numbers as a long-term rental for both units. 🏡

The deal had minimal cash flow, but we felt comfortable buying the deal knowing that we could increase cash flow through the midterm rental strategy. 💰

[Share] + Make sure you read this 🤗

Taking consistent action despite not knowing every step you need to take will be instrumental in your success as a real estate investor.

I wasn’t able to live off of my cash flow from my first property (and I find it hard to believe that anyone has ever been able to do this)

But the lessons I learned from this one real estate deal absolutely changed my life and helped me scale my portfolio to what it is today.

And I know…..the market has changed these last few years since I bought this property in 2020, and you might be thinking:

😢 ”There’s nothing on Zillow that cash flows right now”

🗓️ ”There’s a 12-month seasoning period for refinances. I can’t do this strategy”

🔎 ”I can’t find a BRRRR that works in my market”

And you might be right!

But I would also argue that learning the skills 📚 of being resilient 👩‍🏫 and taking action on what you’ve learned are as valuable to reaching financial freedom as buying properties is.

My first deal wasn’t perfect but….

Let’s take a peek at the numbers! 👀

🏡 For my first deal ever, I put a 20% down payment on the property. I had saved a ton of money from working full-time in college and thought putting 20% down was the only way I could invest in real estate.

But I was wrong! ❌

I learned about the BRRRR strategy and in the end, I ended up leaving $7k in this deal after I refinanced the property and paid back my 0% credit card. 💳

Because of this strategy, I now own a $155k asset for only $7k down 💰(which is a 4.5% down payment)!

This property cash flows around $500/Month AFTER all expenses, and reserves for vacancy, repairs, and cap-ex replacements! 💸 (which makes it just above 80% cash on cash return).

After this first property, I raised private capital for most of my deals instead of saving up my own money to invest (which could take another three years). 😬

I use the BRRRR strategy for almost every rental property, which has helped me build a multi-million dollar portfolio using barely any of my own money.

🤩 And even though it’s not a perfect BRRRR, I’d buy this deal over and over again.

😕I've found that a quality contractor is the hardest team member to find when investing out of state 👷‍♀️

Don’t make these ⬆️ huge mistakes that I made when I first started investing in real estate!

📉I’ve lost thousands of dollars (over $50k!) AND have been sued (we settled🥴) from projects gone wrong.

Starting out as an out-of-state real estate investor, it was impossible for me to check up on my renovations, look at rental properties, and place tenants 🫤

💪I had to learn how to rely on my boots-on-the-ground team to make sure things were running smoothly for me. That’s when I learned how important it was to find and vet team members from thousands of miles away!

What did I do?

👍🏻Asked for personal recommendations for tried and tested contractors from local real estate investors and my agent

👍🏻Did a thorough vetting process with each potential team member - asking them specific questions based on their previous experience, jobs, timelines, and types of properties they typically work on

👍🏻Created a payment plan based on when the work was completed (NOT what the contractor asked for upfront) and then kept them accountable to their schedule.

👍🏻And tried my best to pick quality contractors over the cheapest one (even though I fell for that a couple of times too!) 🥴

If I have 1️⃣ big lesson from this year it's… ⤵️

👉🏼Don't get so caught up in building a business / cash flow / etc. that you forget about yourself.

It’s easy to get SO wrapped up in executing big goals that you neglect your well-being.

I’ve learned my lesson this year and struggled a lot with health issues 🫠. It’s opened my eyes to make sure that I’m investing in my business AND in myself (which I suggest you do too!) ❤️

I've slowly started to prioritize my well being and health over getting to my goals faster (which ultimately leads to burnout 🥴). Recently I've…

📚Outsourced a lot of tasks I hate doing (like bookkeeping) to really focus on things I LOVE doing in my business

🥗 Hired a nutrition coach who is helping me maintain a healthy diet and fuel my body after my nightmare year of sickness from travel! (p.s. outsourcing in personal life is WAY underrated)

🎾 Picked up some hobbies outside of real estate! I started playing tennis and going to yoga, which provides both physical activity and a mental break from work!

⏳ I’ve made sure to dedicate time to completely disconnecting from work (which I know might sound crazy to some of you but it’s been amazing for me!). Unplugging allows my mind to rest, recharge, and gain fresh perspectives for the next day of putting out fires in my business 👩‍💻

Remember, taking care of yourself is not a luxury—it's a *necessity* for long-term success and happiness in both your business and personal life✨

🏡Using the MTR strategy is a great way to increase your cash flow in today’s market!

Mid-term rentals have given me a lot of opportunities to diversify my portfolio and bring in more cash flow 💰to offset my lower cash-flowing long-term rentals🏡

I also really tend to enjoy the tenants that rent my MTR properties, and I tend to have less of a hassle with MTR’s than I do with long-term or short-term rentals 😖

We’re going into the spring and that means that the market (and my allergies 😭) are about to heat up! 🔥

But don’t let this scare you away from putting in offers, even if they’re far below ask.

As Michael Scott says, “you miss 100% of the shots you don’t take” ‼️

So don’t be afraid to stick to your numbers, be patient for the RIGHT deal, and expect to get a lot more “no”s than yesses! 🏡 It’s a numbers game, so the more you submit, the more chances you’ll have to go under contract!

My goal was to share the authentic journey of someone trying to get started in real estate (yes, all the ups & the downs🎢), and I never could've guessed my portfolio or this page would get so big! 😱🤗
