Sales are up. Prices are down. So what does that really mean for Santa Barbara real estate?

Through July, South Santa Barbara County residential sales are up 8% year over year, while the overall average and median sale prices are both down 5%. Single-family sales are up 7%, even as the median price has declined 12%.

That combination tells us something important: buyers are still very much in the market, but they are more selective and more disciplined about value.

We’re seeing a healthier, more balanced market where:
• Well-priced homes are still moving
• Condition and presentation matter more
• Buyers have more time and more choices
• Overpricing is being exposed more quickly

July reinforced that trend, with 131 total sales, up 9% from last year, while the average single-family price fell 15% and the median declined 9%.

The takeaway? This is not a weak market. It’s a more discerning market.

For sellers, strategy matters more than ever. For buyers, increased choice is creating opportunities that were hard to find just a few years ago.
