The unwanted roommates who definitely aren’t on the lease 🐜

When it comes to pests, your property management team can absolutely help address issues, coordinate services when needed, and look into property-related concerns, but prevention inside your home is a team effort.

Especially during warmer weather, when ants seem to find their way into everything, a few consistent habits can make a big difference:

Keep counters and floors free of crumbs and spills, store food in sealed containers, take trash out regularly, avoid leaving dirty dishes overnight, and clean up excess moisture or standing water.

And if you spot an ant trail, wiping down the area with soap and water can help remove the scent trail they use to find their way back. Simply spraying the ants you see isn’t always enough to solve the bigger problem.

Most importantly, don’t wait until a small pest problem becomes a big one to let us know.

Water coming through the ceiling is NOT the moment you want to start wondering what your renter’s insurance actually covers. 😅

When you rent, it’s easy to assume the property’s insurance has everything covered. But while the building itself may be insured, that doesn’t necessarily mean your furniture, electronics, clothes, and everything else you’ve brought into your home are protected.

And when something unexpected happens...a burst pipe, plumbing overflow, or another sudden water issue...the damage can add up quickly.

Renter’s insurance may help cover your personal belongings after certain covered losses, and some policies can also help with additional living expenses if you’re temporarily unable to stay in your home while repairs are being made.

We’ve seen firsthand how disruptive water and plumbing issues can be, especially in buildings with older plumbing, which is why this is one of those things we’d much rather our residents think about before they ever need it.

Already have renter’s insurance? Consider this your reminder to actually look at your policy and make sure you understand your coverage.

Don’t have it yet? Talk with an insurance provider about your options and what makes sense for you.

If you own rental property in Santa Barbara, this is one update you’ll want to keep on your radar.

The conversation around a permanent rent stabilization ordinance is still evolving, and while a final ordinance has not yet been adopted, the current temporary rent increase moratorium is scheduled to remain in effect through December 31, 2026, or until a permanent program becomes operative, whichever comes first.

So what should property owners be doing right now?

Staying informed + not making decisions based on rumors, assumptions, or what might happen.

Because this is the reality of owning rental property in California: regulations change, local ordinances evolve, and keeping up with it all is practically a job in itself.
