2026 is shaping up to be a little more “balanced” in Santa Barbara real estate: but don’t expect bargain-basement prices.

Here’s what I’m watching for this year:

Buyers:
• Slightly more inventory, but supply will still be tight from Santa Ynez to Carpinteria
• Rates may ease a bit, which can bring more buyers back into the market
• Less frenzy than the past few years = more room to negotiate (especially on over-priced or fixer properties)

Sellers:
• Prices look resilient, but pricing correctly from day one matters more than ever
• Buyers are pickier: condition, presentation, and lifestyle features (views, indoor/outdoor flow, ADUs, home office space) will stand out
• Expect fewer “no-contingency” situations and more thoughtful offers
