May YTD Stats

Total sales were up 6% in May. Total single family home sales were up 6% and condo sales were up 4% YTD.

The median sales price of a single-family home is down 6% to $2,155,000 and the condo median sales price is down 10% YTD.

The Santa Barbara real estate market remains active, but it has shifted into a more balanced environment compared to the frenzied pace of the past few years. Buyers have more choices, homes are taking a bit longer to sell, and pricing has become more property-specific. The headline about median prices declining doesn’t tell the whole story. Santa Barbara remains a desirable, supply-constrained market. This year, we’ve seen more homes selling in the $1.5M–$2.5M range and fewer sales over $5M. Since the median reflects the midpoint of all sales, this shift in the mix of homes sold naturally lowers the median price, even while many neighborhoods continue to see stable values.

April YTD Market Stats
April home sales increased 5% year-to-date as we continue to feel the momentum of the Spring market. Single-family home sales are up 4%, while condo sales have increased 10% compared to 2025.

The median sales price for a single-family home is $2,115,000, reflecting a 20% decrease from 2025. This shift is largely influenced by fewer high-end sales in Montecito and Hope Ranch, which can significantly impact overall median pricing.

The median condo price is $1,035,000, down 12% from 2025.

The market continues to be dynamic. Some properties are moving quickly with multiple offers, while others are sitting longer and seeing price adjustments. It will be interesting to see how April’s increased activity influences pricing trends in May data.
