The market has picked up substantially over the last few weeks. Many homes are selling with multiple offers as there is still strong buyer demand. A "total fixer" listed at $1,000,000 just received 27 offers! Inventory is still limited, but slowly creeping up with 144 homes & condos for sale (up from 134 last week). Strategically underpriced homes are receiving multiple offers on most occasions and homes that are overpriced are sitting. Pricing is everything!

The Santa Barbara International Film Festival (SBIFF) is a world-renowned festival that celebrates Santa Barbara's rich history of film production. The festival features 52 world premieres and 78 U.S. premieres from 43 countries, tributes to the year's top talent, panel discussions, and free community education and outreach programs.

The 38th SBIFF will take place from February 8 to 18, 2023, and will include feature-length films, shorts, and music videos of all genres, with a program that has something for everyone.

Robert Reffkin, CEO of Compass, gave his take on the current real estate market. Here are his 6 reasons he believes Q4 was the bottom:

1. 25% increase in weekly mortgage applications.
2. Mortgage rates continue to move down to a 4-month low.
3. Increase in buyer interest, open house traffic, and offers.
4. In the last quarter of 2022, 42% of sellers were giving concessions to buyers at the closing table, a 10-year high.
5. Home builder sentiment improved for the first time in 1 year.
6. Pending closings were down 30+% at points in the fall but over the last few weeks, we have seen pending listings in most of our markets nearly flat year over year.

Santa Barbara had record breaking surf and rainfall over the last two weeks. Mammoth Mountain also received 21 feet of snow in 16 days!

Although we hate to see the destruction caused by these storms, we feel lucky to live in a place with access to world class surf and snow.

The financial markets experienced volatility in 2022, but it wasn't all bad news. Take a look at the 5 good financial news in previous year:

📌 Savers are earning more with higher interest rates.
📌 Those contributing to their retirement accounts are buying in at lower levels.
📌 For home buyers, some prices have come down. And rent jumps seem to be cooling in areas too.
📌 The 3 major credit reporting bureaus — Equifax, Experian, and TransUnion — dropped fully-paid medical debts from credit reports. Consumers will also get 12 months (up from 6 months) before unpaid medical debt shows up on their credit report. Starting in 2023, credit reports won’t include unpaid medical debt that’s less than $500.
📌 49 jurisdictions (two states and 47 cities and counties) will meet or exceed a $15 minimum wage for some or all employers by year's end. While this has fueled labor costs, we should not forget that employees who are paid too little to survive seek government assistance that we have to pay for too!
