You can buy the land and not own the house sitting on it.
Sounds impossible. It happens all the time.
In California, a manufactured home is personal property — titled through HCD, like a vehicle — unless it’s been affixed to a permanent foundation and a 433A is recorded. Skip that step and the home doesn’t transfer with the deed. Different chain of title, potentially separate liens.
The fix is simple. Missing it isn’t.
Buying or selling land with a manufactured home on it? Pull the HCD title status early. Save this for the next time it comes up.
