My listing of the Much family's property at 18830 Ansley Place, Saratoga went under contract yesterday, Friday, March 4, 2022. There were 3 offers, and the sale price will be more than 10% above the list price. No contingencies, 30 day close. It was on the market for about a week, which is fairly usual in today's market. If you're in California, I can sell yours, too, with friendly, no pressure, high communication service.

This is my most recent sale, closing in April 2021. Byron and Dioselina Osborne bought their first house in south San Jose -- a fixer-upper with a large lot. Best wishes and thanks to them for working with me. It will be interesting to see the results of the many improvements that they plan to make to the property in the next few months, including a substantial expansion of the kitchen. Special thanks are due to Randy Osborne for referring his son's family to me and making this purchase possible.

Time to share one of my favorite songs, performed by the Gray Diamond Show at the Beyond the Stars Palace Theater in Glendale, CA in September 2014. Guitarist John Shea and I have a friendship going back to high school days and Dennis Carrasco played in recorded bands Stained Glass and the Christian Rapid Group, which performed for our school dances at Westmont High School and Prospect High School in the 1960s and 1970s. Linda Wiggins has also been one of my talent agents with Finesse Music Productions for many years. This really was an amazing assembling of talented musicians. Hope to see it come together again in months ahead.

Is it possible to buy a house in the Bay Area for less than $500,000?

I recently guided a first time home buyer through the purchase of a fix-up property in Bay Point, California for $418,000. The inside of this house was actually in good condition. However, the roof needed some repairs, the exterior doors needed to be replaced, and a new furnace and air conditioner were required. Also, the extra-large yard was overgrown with weeds.

Fortunately, the buyer has a contracting background, and he will be able to complete all the improvements himself.

We started the home search in Felton and worked our way through Boulder Creek, a fixer upper in East San Jose, Hayward, Oakland, and Martinez. Hollister was considered, but the buyer decided that it was just too far from his job sites. Offers were presented, but were overbid in multiple offer situations.

We settled on Bay Point, when we saw several attractive houses there priced below $525,000, and we discovered that the commute from the Valley Fair area of San Jose to that town was 1 hour and 10 minutes in clear traffic.

The buyer secured financing for less than 5% down payment, and his resulting monthly payment will be about what he was paying for rent in San Jose.

One of the most conveniently locaterd venues for seeing major talent in the West Santa Clara Valley is the Campbell Heritage Theater. Formerly the theater for the original Campbell High School, it was completely remodeled and outfitted with an excellent concert sound system. There is an extensive parking lot to accommodate all those attending events at the theater.
