Consider this when purchasing a home.

The 10 Commandments of Buying a Home:
1-Thou shall not change jobs, become self employed or quit their current job.
2-Thou shall not buy a truck, car or van.
3-Thou shall not use credit cards excessively. or let current accounts fall behind.
4-Thou shall not spend the money saved for closing costs.
5- Thou shall not omit debts or liabilities from their loan application.
6-Thou shall not buy furniture. for the new home until after Close.
7-Thou shall not originate any new inquiries on their credit.
8-Thou shall not make big deposits without checking with their loan officer first.
9-Thou shall not change bank accounts.
10-Thou shall not cosign for ANYONE.

So I DON’T understand If you don’t want to buy a house with interest rate right now. BUT did you know they came down in the low 6% area for conventional and in the low 5% area for FHA.

But you have no problem buying a Car/Truck/RV at 8% to 10% that goes down in value the second you drive it off a lot RIGHT.

Also credit cards at 15% to 30% no problem right, when an a $8 Starbucks cost you $12 at the end sounds good to me..Also a $100 dinner will cost you $130 at the end of your payments(When your 99 years old paying off you credit cards) RIGHT !!

Renting at home $3000 to $4000 a month.
Sounds great paying their mortgage not yours and helping the landlord build his equity and not your equity.
Again this is RIGHT!

All of the above except for buying a house you can’t right off your taxes ..and build YOUR equity!!!!

Buying a home now in the holiday season , you’ll be ahead of the game with sellers negotiating better during the holidays.
So in other words, make some coffee at home and eat out just a little bit less. Start a little home business. You will thank me in 10 years ..I will be 70 and will remember you (Maybe LOL)
I am not right all the time, that’s what my kids say, BUT I AM RIGHT ABOUT THIS....

BIG news in Real Estate, Interest rates have come down a lot since May ,that means more buying power for you with a lower payment..
The question I have for you is, Why are you still paying high rent and their mortgage and not yours, you could buy a small house today and in four years have somebody rent that house and buy a bigger house and by the time you’re my age 60, but look 40 ( LIKE ME)Your small house will be paid off by your renters , SO why are you paying their mortgage on their rental house so they can retire at 60 ,why can’t you do that? No excuses.
The answer is YES you can, Just give me a call, Let’s have a plan together and make that happen and when you’re 60 and I’m over 100, you’ll thank me when I’m in the nursing home you. I probably won’t remember you . Just buy me some chocolate candy and I’ll be happy and a thank you!!!
