For homes on septic, a flow test can help give a better picture of how the system is functioning and whether anything needs a closer look.

It’s not the kind of thing that ends up in the listing photos, but it is the kind of thing that can make everyone feel more informed taking the next step.

And yes, I do enjoy this part of the job, minus the smell.

This was the sale side of a very big move for my friends/clients, and one with a lot of moving parts behind the scenes.

A contingent purchase, a quick listing timeline, multiple offers after the first weekend, $81K over list, and a concurrent close right before a holiday weekend.

Add in a few truly ridiculous lending and escrow moments, and this one definitely kept us on our toes. 😅

But we got it done.

Everyone is moved, settled, and onto the next chapter, and I’m so happy for both families. 🏡

Closed this marathon of an escrow last week, and this one means a whole lot to me. So yes, cue the caption novel. 😆

I got to help some of my closest people buy a place that had been years in the making. The kind of people whose lives have been woven into yours for so long that “clients” feels like a ridiculous word.

We’d been looking on and off for a long time. Made offers. Had a few *almosts*. A couple that even looked like they might be it. But for one reason or another, nothing ever quite stuck.

Then shared an off-market opportunity within our brokerage, and I knew we needed to get in there fast. It had so much of what they had been waiting for.

One visit later, it was pretty clear: this was the one.

Naturally, the right one was not the simple one. They needed to sell their current home to make this work, which meant moving fast, making big decisions, and keeping a LOT of plates spinning with demanding jobs and three young kids in the mix.

But they freaking did it.

And this property came with more than the usual layers.

The seller had spent years pouring care into this place, and we all felt it. They understood they were taking on more than a house. There is land here, animals, history, routines, and a whole little world that has been loved for a long time.

I am so proud of my friends for hanging in there until the right thing finally found them, and then absolutely hustling their a&$es off to make it happen when it did. 👏

Final walkthrough energy is unique.

At this point, so much has already happened. The negotiations, planning, packing, and waiting are allllmost done.

Everyone’s tired. Everyone’s feeling all the emotions. And it’s finally starting to feel real.

There’s always a moment near the end, beneath all the paperwork and timeline talk, where the logistics start to fade a little and the next chapter comes into focus. Morning routines in a new kitchen. Dogs finding their favorite sunny spot. Figuring out which window gets the best evening light.

For one family, it’s almost home. For another, it’s the last stretch of a long goodbye.

And in this case, the handoff is more than keys. It’s a home, a beautiful piece of land to steward, and a few very loved animals who already know exactly where they belong.

Almost there.

320 Cliff Drive is officially on to its next chapter.🥂

This sale had a few unexpected turns along the way, as real estate sometimes does, but it was also a good reminder of how much steady communication, creative problem-solving, and a little persistence really matter.

In the end, we made it to the finish line with happy sellers, excited buyers, and a home that is ready to be loved by its next owners.

Very grateful for the trust my clients placed in me throughout the process. This one feels good (if you can’t tell by the jumping).
