Summer is a great time to give your home a seasonal check-in.

Warmer temperatures and increased outdoor use can put extra strain on systems around the house, so it’s smart to stay ahead on maintenance.

Checking your AC before peak heat, cleaning gutters, inspecting sprinklers for leaks, and trimming back dry landscaping can help prevent costly issues later in the season.

It’s also a good time to power wash patios, reseal outdoor wood, and inspect windows and doors for wear from the sun and heat.

A little preventative maintenance now can help keep your home comfortable, efficient, and ready to enjoy all summer long.

Not all home systems are visible, but they’re just as important.

If a property has a septic system, regular inspections and maintenance are key to avoiding costly repairs down the road.

Pumping schedules, drainage habits, and system age all matter more than many buyers realize.

For homes connected to city sewer lines, a lateral sewer inspection can help identify cracks, root intrusion, or aging pipes before they become major issues.

Some jurisdictions have point of sale requirements requiring a septic inspection and water flow test or a lateral sewer inspection.

Responsibility for these inspections falls to the seller, but it can be transferred to the buyer in some situations.

As your listing agent in these areas, I recommend these inspections be completed before the property is publicly marketed so repairs can be done and there are no surprises to delay the closing.

As a buyer's agent, this is one of many areas covered by my due diligence checklist.

What is the one thing that surprised you about the home buying and selling process?

Honestly, for me, it is about how much work there is to do to get your home on the market!

All the work is soooo important and sometimes you just want to skip over things. But, doing everything beforehand helps the home to sell quickly.

For example, it is easy to think, "Do I really need to touch up the paint in this room?" or "It is going to take me forever to declutter the house."

However, this is where having a really good agent who can advise you is so important. They will let you know if you really need to re-carpet or how much decluttering needs to happen in any area of your home.

And because a good agent will often come with a whole support team of people who can help you with all the things that need to be done to get your home on the market, their support and guidance allows the seller to feel less overwhelmed.
