If you’ve been talking to real estate agents lately, you’ve probably heard that the market felt a little flat in August, and the numbers seem to confirm that.
Compared with July, we saw a decline in average sales price, median sales price, and the number of homes sold. But there’s another number that caught my attention, and that was the Days on Market which also decreased.
To me, that tells an interesting part of the story. As the market shifted, sellers appear to have responded by pricing their homes more strategically, or making changes once they saw their price wasn’t working, and buyers responded to those prices. The result? Homes that were priced appropriately were moving more quickly.
🤔 It’s a good reminder that real estate isn’t just about whether prices are going up or down. Pricing strategy matters. In a changing market, sellers who recognize the shift and position their property accordingly can still get their homes sold.
