🏡 A quick look at our local real estate market

This month’s numbers are interesting:
📉 Average sales price: $1,303,000, down from $1,431,000
📉 Median sales price: $1,237,000, down from $1,360,000
📈 Homes sold: 124, up from 112
⏱️ Days on market: 38, up just slightly from 36

So yes, prices moved down this month. But at the same time, slightly more homes sold, and the amount of time homes are spending on the market changed very little. That’s why I always like to look beyond one month’s numbers. Real estate is a little more complicated than simply saying prices are up or down, and a few months of data can give us a much better sense of where things are headed.

From talking with other agents, I also got the sense that this past month was a little confusing. Some homes were selling in situations where we didn’t necessarily expect them to, and even when there were multiple offers, they weren’t always coming in at or above the asking price.

It’s a good reminder that every property and situation is different, and that the market can’t always be summed up by one simple headline.

Here’s to keeping an eye on the numbers and seeing what the next month brings 👀

Most of you know I love photography. 📸

When I was young, I told my parents I wanted to be a photographer for National Geographic. That didn’t quite happen, but I never lost my love for photography, or the thrill of capturing a great moment.

So when my friend Angela Chesnut with Janus of Santa Cruz asked if I’d come help photograph their 50th Gala dinner Hotel Paradox - Santa Cruz Travel Destination I was thrilled to volunteer. It was such a fun evening, and I always love being behind the camera, or in this case, my iPhone.

And you can imagine how excited I was to wake up this morning and see one of my photos published in the paper.

Maybe National Geographic didn’t happen, but I’ll happily take Santa Cruz Sentinel. 😊📸

📊 Check out the August Santa Cruz County Real Estate Stats.

If you’ve been talking to real estate agents lately, you’ve probably heard that the market felt a little flat in August, and the numbers seem to confirm that.

Compared with July, we saw a decline in average sales price, median sales price, and the number of homes sold. But there’s another number that caught my attention, and that was the Days on Market which also decreased.

To me, that tells an interesting part of the story. As the market shifted, sellers appear to have responded by pricing their homes more strategically, or making changes once they saw their price wasn’t working, and buyers responded to those prices. The result? Homes that were priced appropriately were moving more quickly.

🤔 It’s a good reminder that real estate isn’t just about whether prices are going up or down. Pricing strategy matters. In a changing market, sellers who recognize the shift and position their property accordingly can still get their homes sold.

I’ll be watching closely to see what September brings. 🏡

🐾 Who knew judging could be this much fun? 🐾

What a treat being asked to judge the dog show at the Scotts Valley Art, B**r & W**e Festival this past weekend. And let me tell you, it was a ruff, ruff job judging these adorable four-legged competitors for Best Costume, Best Tricks, Biggest, Smallest and Fastest. And they weren’t just competing for bragging rights, as there were some pretty great prizes on the line, including gift certificates Best of Santa Cruz - Facials, massage, body waxing & wraps TOGO'S Scotts Valley Roaring Camp Railroads and Santa Cruz Beach Boardwalk 🐶🏆

It’s always fun to step outside of real estate and do something different for the community. And getting to spend the day surrounded by dogs, that was definitely a highlight!

July Santa Cruz County Real Estate Numbers Are Telling an Interesting Story 📊

We keep hearing that the real estate market is relatively “flat,” but when you look at the month over month numbers for June to July, there’s a little more going on.

🏡 Average sales price: $1,533,000 → $1,622,000 (+5.8%)
🏡 Median sales price: $1,350,000 → $1,386,000 (+2.7%)
⏱️ Days on market: 33 → 44 (+33%)
📉 Homes sold: 154 → 138 (-10%)

So, prices actually moved higher in July, while the number of homes selling declined and properties took longer to sell.

That’s why I always like to look beyond the headlines. One month of statistics doesn’t tell the whole story, but it does give us some interesting clues about where the market may be heading.

If you’re thinking about buying or selling, the numbers matter. But so does understanding what’s happening behind them. I’m happy to help you make sense of what these trends mean for your particular situation.
