Yesterday escrow closed on this very challenging property. When I took the listing in February I had no idea it would be the worst hoarding situation I have ever seen (and I have seen plenty!) 4 months and a $50K clean up later, I listed this property as a major fixer upper. Within 90 seconds of putting it on the MLS my phone started ringing! I took over 100 calls in the first 3 days. Apparently I had underpriced it! In order to spare many buyers from being outbid, and to spare all of those agents the time and effort representing those buyers - we raised the price $100K!

In spite of raising the price $100K we still received 21 offers that Monday!! After many conversations with eager agents we gave out 5 counter offers. Im delighted to report that this listing sold for $1,378,000 …. $328K over the original list price!

This property will definitely be a chapter my book of real estate adventures 😀
