🏡📊 Sales Activity Slows as New Mexico Home Prices Continue to Rise 📊🏡

New Mexico’s housing market saw fewer sales but continued price growth in August 2026. Statewide, 1,457 homes sold during the month, down 15.2% from 1,718 sales in August 2025 and down 22.6% from 1,882 sales in July 2026. Despite the decline in transactions, the statewide median sold price climbed to $375,000, up 4.2% from $360,000 both one year ago and in July. Total August sales volume reached $688.4 million, a 9.3% decrease year-over-year and 15.6% decrease month-over-month. Homes spent an average of 56 days on the market, compared with 53 days in both July 2026 and August 2025. Active listings totaled 5,756, down 3.8% from August 2025 and 9.1% from July, while pending listings fell to 1,615, down 15.4% year-over-year. Year-to-date through August, New Mexico recorded 13,143 closed sales, about 2.6% fewer than during the same period in 2025, while the year-to-date median sold price edged up from $350,000 to $351,000.

🏠📊New Mexico’s housing market remained steady in July 2026, with 1,882 homes sold statewide, only slightly lower than the previous month and year at 1,902 sales in July 2025 and 1,890 sales in June 2026. While sales activity held relatively flat, home prices continued to show strength. The statewide median sold price reached $360,000 in July, up 0.8% from $357,053 a year ago and 2.1% from $352,450 in June. Inventory also continued to expand, with 6,333 active listings statewide, a 5.6% increase from July 2025 and a 4.0% increase from June, giving buyers more options in the market. Homes spent an average of 53 days on the market, compared with 51 days in July 2025 and 54 days in June 2026. Overall, the July figures point to a stable statewide market, with consistent sales activity, modest price appreciation, and gradually improving inventory.
