🏠 📈 New Mexico Housing Market Holds Steady in April as Prices Rise and Inventory Expands

New Mexico’s housing market remained steady in April 2026, with statewide sales totaling 1,702 transactions, a slight decrease from March’s 1,738 sales as the market settled following a strong early spring surge. Despite the modest month-over-month decline in sales activity, the statewide median sold price increased to $350,000 from $345,950 in March, reflecting continued price resilience. Homes sold more quickly in April, averaging 57 days on market compared to 65 days in March, while active listings increased to 5,321 statewide, offering buyers somewhat more inventory heading into the summer season. Compared to April 2025, statewide sales activity remained relatively consistent, while median prices showed continued year-over-year appreciation, signaling a market that remains stable and competitive despite broader affordability pressures.

2️⃣ — NAR has launched a new campaign called The American Dream at 250 as part of our nation’s 250th anniversary celebration. The campaign highlights how homeownership helps unlock the American Dream, and they’re looking for real stories from REALTORS® and clients across the country. If you or one of your clients has a meaningful story about the impact of homeownership, record a short video and share it with NAR. Selected videos may be featured on NAR’s social media channels later this month alongside stories celebrating the history and future of homeownership in America.

3️⃣ — NMAR leadership just returned from the Region 11 Conference in Denver, and they came back energized and inspired. The conference featured outstanding presentations on water issues surrounding the Colorado River (and Rio Grande), growing cyber security threats impacting business today, and an economic outlook from NAR Chief Economist Dr. Lawrence Yun. Every session delivered valuable insights that will help shape conversations happening across our industry. We have all these slides available on our website if you’d like to learn more.

Top 3 Things You Need to Know from our Cybersecurity Townhall

Incase you missed our Cybersecurity Townhall with Sebastian Drywa, NAR’s Director of Cybersecurity and Chris DeRosa, NAR’s Member Information and E-Commerce Product Leader, don’t worry!

Here are the Top 3 Thing You Need to Know to protect yourself:

1️⃣ - Do not use the same password across multiple websites. I know, this is something over 90% of us do. But this is the number 1 takeaway Sebastian gave us. Use a password manager / password vault app which will help you keep track of all your passwords. Use a unique password for each website you visit, and make sure your passwords are longer than 20 characters and include special characters as well for maximum security.

2️⃣ - Make sure 2-Factor Authentication is enabled on every one of your accounts. Especially social media. The statistics that were shared indicate that Facebook is one of the most-often hacked websites, and so securing your social media accounts is especially important.

3️⃣ - Remove any old connection/apps you aren’t using anymore. Sometimes apps will ask to connect to your Facebook or gmail for easier log-in next time. But if these third-party sites are hacked, your information is at risk. Do an audit on your phone and through your Facebook account to see what is connected and remove what you aren’t using on a regular basis.

📢 NAR recently filed formal comments with the U.S. Department of Labor supporting independent contractor status for REALTORS® and advocating for consistency between labor and tax law treatment for real estate professionals.

📊 With 89% of REALTORS® working as independent contractors, this flexibility remains essential to how agents build their businesses and serve clients.

🛡️ This is the kind of behind-the-scenes advocacy that makes REALTOR® membership matter.
