Today, we spent time at El Rancho de las Golondrinas, and what a special place it is. From the historic adobe buildings to the beautiful grounds and rich New Mexican heritage, it’s a reminder of what makes this part of the world so unique.

Consuelo had the joy of photographing family portraits for TJ, making the visit even more meaningful. We wrapped up the day with a stop at the gift shop and brought home a few special goodies to remember it by.

Santa Fe Real Estate: What Are the Latest Numbers Telling Us?

The third-quarter housing report is out, and the numbers tell an interesting story about our local market.

📈 Santa Fe County home sales increased 12.1%
📉 City of Santa Fe home sales declined 17.4%
🏡 Median home prices increased in both the city and county
📊 Housing inventory sits at a 4.9-month supply

So what does this mean for buyers and sellers?

For sellers: Pricing, condition, and location matter more than ever. Buyers are being selective, and homes priced ahead of the market may take longer to sell.

For buyers: There are opportunities to negotiate and take a more thoughtful approach to purchasing a home, particularly in certain price ranges.

Our takeaway? Santa Fe isn’t one single real estate market. What’s happening in one neighborhood or price range can look very different from another.

We’re not necessarily seeing a market losing value. We’re seeing a market where buyers are becoming more selective about what they consider valuable.
