Here’s an interesting, though somewhat esoteric fact.

In June 2023, homeowners with mortgages of 5% or higher were almost TWICE as likely to sell compared to those who had mortgages below 5%.
However, by December 2023, there was almost no difference between the two groups. 22% of homeowners with rates below 5% were willing to sell, and 23% of homeowners with rates above 5% were willing to sell.

The U.S. economy grew at a surprisingly strong pace in the fourth quarter while inflation continued to fall. The numbers surpassed estimates by a significant margin. Here are the important stats from the Bureau of Economic Analysis report:

Real GDP grew by 3.3% in Q4 (Estimate was +2.0%)
Real GDP grew by 2.5% in 2023 overall (Estimate was +2.4%)
Core PCE price index grew by 2.0% in Q4 (Estimate was +2.0%)
Don't forget, both unemployment and inflation are dropping!

Of course all of this is great news, but the bottom line for real estate is that we could have a significant Spring season depending on how the Fed handles rate cuts in February. With the low inventory at hand, it could get a little crazy again.

Here’s something interesting. Did you know Single women own more homes than single men?

In 47 of the 50 states, single women who live by themselves are more likely to own a home than single men who live by themselves. That’s the interesting new conclusion from LendingTree’s analysis of the latest U.S. Census Bureau data. Here’s what else LendingTree reports based on 2023 data:
13% of the owner-occupied homes nationwide are owned by women, versus 10.2% among single men
18% of all mortgage applicants were single women
33% of women with partners bought alone because they were in a stronger financial position to do so
Delaware, Louisiana, and Mississippi have the highest shares of single women homeowners
Alaska, North Dakota, and South Dakota are the only states where single men own a larger share of homes compared to women

Billionaires aren’t buying like they used to.

Here is my Home Inspection Tip of the Week.

Before a Home Inspection, always make sure you or your clients have removed most of the clutter in the living areas. Often, I see plugs or even heaters covered by clutter. It is not the Inspectors job to remove personal items. This happens most often with tenants.

Here’s some stats for all of you Real Estate geeks:

New listings rose 9% year-over-year
The total number of active listings is down 2.9% YoY but that’s the smallest decline since June.

Total mortgage application volume rose 9.9% week-to-week

Total mortgage applications rose 3% month-to-month

Applications to refinance a home loan jumped 19% from the previous week and were 30% higher than the same week one year ago.

I’d say we’re off to a Bang in 2024! Thoughts?
