I was the first agent to have receive the Centurion Award in their first year of business. This is like receiving an Oscar Award in Real Estate. After college, I worked as a Vocational Rehabilitation Counselor in the Workers Compensation system for 15 years of which 13 of those years were self- employed. I also did Real Estate Investments. I have been married for over 36 to my beautiful and loving wife, Linda. She has her private practice as a Marriage and Family Therapist. We have three wonderful children. My youngest son, Anthony is a Medical Doctor. My daughter, Deanna has a Masters Degree as a licensed Social Worker and works in Mental Health. My daughter Renee is a Business Manager in the Restaurant Industry. We have seven precious grand children and one great grand child. We are truly blessed.

California is considering a bold step to make homeownership more accessible: a proposed ballot measure would create a $25 billion bond-backed loan program, designed to help residents with up to about 17% of a down payment on new homes. Buyers would only need to bring in roughly 3% themselves, with traditional mortgages covering the remaining 80%. To put that in perspective, the average homebuyer in Sacramento County would need to save about $16,000, and in San Francisco, about $42,000 for a new build under this plan. These loans would be available only for new homes from qualifying builders, focusing on making homeownership a real possibility for more renters and expanding middle-class housing here in California. While there’s no formal opposition in the voters’ guide, some concerns have been raised about the building mandates and whether all borrowers will be able to handle the loans. As someone who has spent over two decades helping buyers and sellers along the Central Coast—from Santa Barbara to Paso Robles—I know how challenging that initial down payment can be. It’s encouraging to see such creative efforts aimed at bridging the gap for families hoping to own their first home.

Before getting attached to a house, spend time thinking about the routines that happen outside of it. Where will you buy groceries? How will your commute feel? Are the streets comfortable for your lifestyle? Does the area give you access to the things you actually use?

A gorgeous kitchen may win you over during a showing, but location shapes ordinary Tuesdays, weekend plans, and the way a home fits into your life for years.

I encourage buyers to visit an area at different times and experience it beyond the listing photos.

The showing may end when buyers walk out the door, but the decision usually does not. Later that evening, they are comparing photos, replaying the layout, remembering the details, and deciding which home deserves a second look.

That is why a strong showing experience is about more than making one room look great. The entire home should feel consistent and easy to understand. Clear walkways, uncluttered surfaces, comfortable room flow, and good lighting help buyers remember the property for the right reasons.

Natural wood, stone, textured fabrics, warm neutrals, and gently curved details can add character without making a room feel tied to one short lived trend. The result is a space that feels collected rather than staged.

If you are updating your home, you do not have to redo an entire room. Start with one change that shifts the mood, such as warmer lighting, a natural wood accent, or a softer neutral on the walls.

Good design should make a home more enjoyable to live in, not simply more impressive to photograph.

One of the most useful rooms in a home may be the one without a permanent job.

A flexible space can become an office on Monday, a guest room on Friday, a homework zone during the school year, or a hobby room when life changes again. That adaptability is increasingly valuable because buyers are thinking beyond the way a home looks today. They are considering how it can work five years from now.

When touring, do not automatically dismiss the “extra” room because it lacks an obvious purpose. Look at its size, privacy, storage, natural light, and connection to the rest of the home.

A little flexibility can make a floor plan feel much more useful without adding another square foot.

As someone who’s worked in real estate across the Central Coast for over two decades, I’ve seen firsthand how the idea of ‘price stability’ is more complicated than it sounds. In the US, when the cost of one thing goes up, something else often becomes more affordable—people shift their spending, and prices don’t all move in the same direction. Think about how technology has become cheaper and more accessible, yet things like hotel rooms, sports tickets, and tuition have grown more expensive over time. The truth is, the central bank can’t control every factor influencing prices—there are simply too many moving parts, from day-to-day transactions to shifts in global production. The takeaway for buyers and investors: price changes aren’t always a sign of trouble. Sometimes, they reflect progress and opportunity. As a real estate agent, I help clients see these shifts for what they are—signs of a dynamic, evolving market, not just volatility.
