Buying a home is exciting, but buying smart is what truly sets you up for success.

1. Your pre-approval shows your maximum buying power, not the number you should spend. Leave space in your budget for real life: kids, cars, repairs, savings, and the unexpected.

2. Look at the full monthly picture. Your payment isn’t just the mortgage. It can include taxes, insurance, HOA dues, PMI, utilities, maintenance, and emergency repairs.

3. Make sure you keep a cash cushion. Avoid draining every dollar into your down payment. You want to have 3 to 6 months of expenses saved after closing.

4. Be strategic with seller credits. Seller contributions can do more than cover closing costs. You can apply a portion toward buying down your interest rate. A lower monthly payment helps you every month, not just once.

Being house rich and cash poor is not the goal. Buying smart is.
