The market is challenging right now, but that doesn't mean impossible. Those locked into low mortgage rates feel stuck because they need a larger down payment to afford to buy at today's interest rates. This generally means selling and purchasing at the same time which can cost you without very specific preparations.

As a seller, you need to net the most possible from your sale in order to have an opportunity to purchase a home capable of meeting your current & future needs. With today's higher interest rates the strategy cannot be to "wing" it. Some sellers are not willing to delay their plans in life in hopes of the great market of 2018-2022 falling back in their laps. I scouted this property as a great opportunity for my client and we were able to put a deal together.

My client was willing to make an offer at a number that made sense for them that still allowed them to walk away with the minimum profit needed even including the inflated costs of home insurance in these hillside areas.

I pushed for it, we were patient, and the deal came together for both sides. Some times in this market the only things that matter are patience and the person representing you.

Congratulations to my investor for picking up this great property in Rancho Palos Verdes. I was able to get them an offer accepted at $700,000 BELOW asking price.

The luxury market is slower in many areas and this home needed cosmetic updating. Rather than tell my client it couldn't be done I reached out to both sides and put a deal together. Now the seller gets to be closer to family and my client got a great deal on a property with amazing views, a private yard, on a gated cul de sac street, next to an amazing scenic park.
