“People have moved away from the idea of a holiday home to a proper second home, especially in places that offer communities 52 weeks a year,” said Hugo Thistlethwayte, head of global residential operations at Savills in London. “Those places that genuinely offer a community where people can work from home, like the Lisbon suburbs, and some of the ski resorts in the French Alps like Megeve, really stand to benefit.”

“U.K. residents are interested in Lisbon because we’re not part of the EU anymore, so they can use the golden visa program,” Ms. Everett-Allen said.

She noted that starting in 2022, Portugal will be blocking foreign investors from buying property in Lisbon, Porto and the Algarve in favor of focusing on inland areas, so there could be a rush in the second half of this year to invest in those regions. The Knight Frank “Next Neighborhoods” report for 2021 identifies Praia da Luz in Algarve as particularly primed for growth.

Buyers are also prepared to return to dense urban areas, after a year in which many migrated to suburban or rural areas in search of more space. Venice, for instance, is also named in the Knight Frank report as a city set to see an uptick in demand."
