If you bought your Westside home decades ago, the potentially painful part of selling is not the market. It's the math.
A low purchase price is a gift right up until you sell, because it can translate to a very large taxable gain on paper. The federal exclusion helps, but that ceiling has not moved since 1997, while your home value certainly has.
None of this should be something you discover at the closing table, or when the offers roll in. It should be planned for early and calmly, with the right people in the room before the sign goes in the yard. The good news is the prep is simple and you can start this weekend.
