Every week is an opportunity to learn something new 💥 , so I thought I’d share one of the best ways to build long term wealth 💰and combat inflation, owning investment property 🏡 . Some of the incredible benefits to owning an investment property include

1. Substantial Tax Deductions 📉
The tax code in the United States is incredibly favorable for investment property owners, offering a variety of deductions including mortgage interest, property tax, maintenance, and depreciation at 3.636% per year for 27.5 years. This can mean a huge reduction in your overall taxes, including on income from other sources. (Always consult with a CPA or Tax Professional for Tax Advice)

2. Equity 📈
Buying an investment property gives you the chance to build Equity, which is the positive difference between the price you paid for the property and it’s current market value. There are a few interesting ways you can use this equity. Sell the property and collect a profit, refinance the property and access deployable capital to make improvements to the property, or take that capital and purchase another property.

3. Passive Income 💸
If you purchase an investment property with occupied rental units, you will start receiving monthly rental income. If these rents are higher than your expenses, you now have passive income! Sometimes investors will purchase properties that are not yet cash flowing in order to get into the market and build equity, with the idea that eventually the rents will rise above the fixed expenses. In a time of high inflation and rent hikes, this could be an excellent strategy.

The combination of Tax Deductions, Equity Potential, and Passive Income make owning an investment property one of the most beneficial types of assets to hold.

In California, homeowners association (HOA) fees are generally not tax-deductible. However, there are a few exceptions to this rule.

If you use your home as a rental property, you may be able to deduct HOA fees as a rental expense. Similarly, if you use a portion of your home for business purposes, you may be able to deduct a portion of your HOA fees as a home office expense.

Additionally, if your HOA fees go towards maintaining common areas or providing services that benefit the entire community (such as security or landscaping), you may be able to deduct a portion of those fees as a charitable contribution if the HOA is a qualified nonprofit organization.

It's always a good idea to consult with a tax professional or use tax preparation software to ensure that you are claiming all of the deductions you are entitled to.

This deal is definitely one for the books. Marc

delivered massive value to our buyer client on the
purchase of his first home in Los Angeles. We
negotiated a $200,000 price reduction on a
$2,000,000 home. We swiftly brought in a lender
that could deliver when our buyer's original lender
was not performing (which put us behind the 8 Ball,
time-wise). And, we tenaciously kept the transaction
together despite the new loan origination, new
timeline and the seller's insistence that
contingencies be removed before the loan was fully
baked. But we did it. We hung in there. We didn't give
up. We got it done. In fact, we were told that very few
agents could have held this one together and we are
proud of that. The lending scenario wasn't an easy
one and we couldn't have closed this transaction

Had a lot of fun yesterday with our team, The Marc Hernandez Group at Compass. Rode around Hollywood on an access celebrity tour bus together then followed up with some really good margs and food at Gracias Madre.

Being from LA, I would have never thought I would have done a celebrity tour but after yesterday I was glad I did because it was a lot of fun and a very unique experience.
