There are currently 7️⃣0️⃣ active condo listings and just 3️⃣0️⃣ sales over the last 3 months, which translates into a strong Buyer’s Market 📉with over a 6 month supply of condo inventory in Brentwood. It took us only 2️⃣3️⃣ days to sell when over the last 3 months it has taken an average of 6️⃣6️⃣ days on market to sell.

How did we get there? A ton of pre-listing prep in the months before the listing went live: from visiting almost every listing during Broker’s Caravan 🚗 🚙 in the preceding months, painting 🎨, preparing disclosures, a detailed list of upgrades 📝, common HOA questions, and ordering HOA docs / required City Reports 📑 prior to opening escrow (a lot rarer than you’d think).

Next we contacted our trusted partners 🛋️ 🖼️ and .studios 📸 to make sure the property made a great first impression online and really shined in-person.

Another story of Kismet 💫

A few months ago 🗓️ we were referred by a former colleague to a wonderful couple searching for their next home 🏡. After our initial buyer consultation, we toured properties from the Eastside to the Westside dialing in what truly mattered most to them. Along the way, we kept them educated on the market 📈, walked through the nuances of the buying process, and even prepared them with a practice offer so they’d be fully ready when the right home appeared.

Just one week into the new year, they saw two homes that could work 🏡🏠 , while we were hosting open houses for our own listings. The next day, they told us they were leaning toward one… only to find out it had just received an offer. Knowing how tight and competitive single family home inventory is in Culver City, we couldn’t let this one slip away 💸.

We immediately dropped what we were doing, rushed over to see both homes in person, pulled comps, connected with our lender 🏦 (who just so happened to be financing the seller’s replacement property), and began strategizing, all while building rapport with the listing agent and positioning our clients as the strongest buyers.

While writing the initial offer, I realized the listing agent’s office was just a few blocks from ours. As fate would have it, while standing on the sidewalk, I spotted someone who looked like him. I introduced myself as the agent he was about to be in escrow with 🤝. He laughed and said he appreciated the confidence and I told him that confidence comes from knowing we have the right team in place to deliver: buyers, agents, lender, and inspectors.

At the end of the day, we successfully beat out multiple offers 📝, including an all cash 💵offer while also securing our clients their full Request for Repair credit.

We love guiding our clients and winning in competitive situations while educating them and making the process feel calm and intentional so even a quick 1️⃣4️⃣ day escrow never feels rushed. Here are the crazy stats and story 📖 of how we sold this condo for $65,000 over asking with multiple offers—all in just 11 days on the market.

In the last 3 months, condos in 9️⃣0️⃣0️⃣3️⃣4️⃣ sold after an average of 36 days on the market, while active listings are currently sitting for an average of 78 days.

The average sales price for 2-bed+ condos? $747,556.
Our sales price: $990,000 💵 plus a $10,000 credit from the Buyer to the Seller 💸.

Average price per sq ft 📏 in 2025: $655.80.
Our closing number: $836.15 per sq ft the highest of any condo in 90034 this year.

So how did we get there despite the atmospheric river ☔️ the first weekend of open houses, discovering a roof and window leak mid-open, and just ✌️ weeks before Thanksgiving? It started with honest conversations about pricing 🏷️, the condo market, and the importance of investing in light updates 🎨🛠️ and staging to appeal to as many buyers as possible.

The comps pointed to a price under $950K, but our clients hoped for closer to $1M. We explained that the best path to get there was by:

• Presenting the property beautifully 🛋️ 
• Showcase it with stunning photography 📸 .studios 
• Price strategically below the perceived value to drive traffic, especially crucial when people are distracted by the holidays 🦃🎄and the condo market is stagnant

Since we’ve helped 9 Buyers and Sellers on Keystone alone, once buyers walked through the 🚪, we could highlight why this one deserved a premium, even if the comps didn’t show it. Huge congratulations to our amazing buyer on securing one of the most unique properties we’ll probably ever sell — a breathtaking 1.6-acre estate nestled in the Santa Susana ⛰️, previously owned by a renowned metal sculpture artist 👨‍🏭🎨, and filled with character at every turn. Good things come to those who wait and this was the perfect example, over 3️⃣ years of searching with plenty of twists and turns 🔀, including sellers who decided not to sell 🤦‍♂️, fires 🔥, full septic tank replacements 💩, rising 📈 interest rates, we finally found something truly special and the absolute perfect home for our client. 🏡

✨ Just Sold in Beverlywood ✨

Another success story for the ages.

We started this journey with our client over a year ago 🗓️ when they decided not to renew their buyer rep agreement with another agent 🚫 who wasn’t giving them the service and follow up they needed.

Over the course of the next year we previewed tons of properties, kept them updated on market📈🎢📉, and explained the nuances of the purchasing process that they previously weren’t educated on.

One weekend we saw a 🏡 that they absolutely loved 💗 the only problem is that it was listed for over half a million dollars 💵 more than their original budget. Knowing that this was the house for them we couldn’t let it get away 💸 we strategized with them and kept in contact with the listing agents while negotiating over the next month.

In the meantime, we also worked with our lender to find numerous different ways to bridge the gap, and settled on a combination of a HELOC which would allow them to have a bigger downpayment 💰and a rate buydown. Now came the hard part selling the listing agent on why they should get into escrow with us at a price significantly lower than the value and list price. While building the rapport and asking the right questions we found out what really mattered to the Seller getting them what they needed to make the lower price palatable.

And at the end of the day on their first offer 📝 with us we we were able to successfully negotiate over $200,000 of concessions for our clients including $165,000 off the purchase price, a $35,000 credit to buydown their rate and this lower their monthly payment to a comfortable amount, and thousands more for a full Request for Repair credit to address the fireplace 🔥, gutters 🌧️, and electrical issues⚡️.

We absolutely love guiding our clients through complex deals, while educating them, making them feel comfortable, and finding creative solutions that work for their situation. And we couldn’t be more happy for this wonderful family as they start their new chapter in their new home.

✨Just Sold in Culver City ✨

Congratulations to one of my oldest friends in LA! We worked together when I first moved to LA, won championships together 🏀 🏆, and now I’m honored to have been part of this huge milestone on the purchase of their first home. 🏠

We always believe that everything happens for a reason. Originally, they had seen a condo in the complex that they wanted to submit an offer 📝 on and I suggested that when take a second look and check out the other units that were available for sale. After spending a little bit more time in the property that they originally liked we saw certain things that were hidden by staging and photography which would cost quite a bit to update/repair and found out they were going to get multiple offers which would drive up the price and would have to shorten contingencies.

Then we saw this unit it wasn’t staged, a bit overpriced, and had been sitting on the market for a little bit over a month. We discussed the pros and cons of both before they decided they would rather go for the unstaged unit with no competition. We ended up negotiating a price $35,000 below asking, a new AC, our full request for repair, and we were able to keep our contingencies and close of escrow at a length that made them feel comfortable.

Where Brooklyn at? Sold in Fort Greene!

Another referral for a high school friend came to fruition earlier this year when he asked me if I could help him find an agent to sell his co-op that his family of three 🧑‍🧑‍🧒had outgrown with another 🚼 on the way.

Once he gave me the green light, I started doing my research 💻, made a ton of calls 📞, and interviewed several agents 📝 to make sure that we were aligned in the way we work and to confirm they would be a perfect fit for my friends.

I had a few great options but once I spoke with whose wife actually went to the same high school as us (Stuyvesant stand up), I knew he would be the perfect partner.
