Not everyone moving to 30A is buying the same kind of home…
I’m seeing three very distinct types of buyers right now, and each one has a completely different goal for being here.
First, vacation home buyers. These are the folks looking for a personal escape. A place to unplug, spend time with family, and enjoy the beach lifestyle a few times a year without the stress of full-time upkeep.
Second, short-term rental investors. This group is focused on opportunity. They’re looking at occupancy rates, rental restrictions, HOA rules, and locations that perform well seasonally along the coast.
Third, relocation buyers. These are people ready to make the lifestyle shift. They’re choosing 30A for everyday living… slower pace, walkable communities, coastal scenery, and a different quality of life year-round.
Same market, same coastline, but three very different strategies.
