BYE-BYE PHOTOS of you, your family, and friends. Yes, that's right - get 'em gone. Buyers want to envision themselves living in the home they're buying, so if a seller's home is full of items that still brands the home as the seller's, then it's more difficult for the buyer to envision the home as theirs. The seller is losing out on the buyer's emotional attachment factor that may contribute to their successful sale.

HOW IN THE WORLD TO THEY....??? You or a friend has probably said this: "How do they clean that and change the light bulbs?" It happened when you walked into a home with a really high chandelier hanging from a second or third level ceiling. Here's one option on how they do it: They may have what's called a "light lift" installed. It's an electric motor installed in the ceiling/attic and it's attached to the light. Through the use of a keyed switch, the motor lowers the light so the bulbs can be changed and the fixture can be cleaned. The electrical wiring does not extend this far though. Instead, the light fixture has a contact plate installed on it that when fully up comes in contact with a second contact plate that is wired to the home. This allows power to transfer to the light while also allowing the light to separate and be lowered. Kind of an "unplugging" only with flat plates and not an actual plug. Now you know.

WHAT'S THE VALUE??? When something provides enough worth to us in exchange for money, that is value. It defines the daily life of consumers at the grocery store, gas station, department store, and online shopping. If we think a price is too high, the product or service has not shown us enough worth. When we value something, we're willing to purchase it. Homes are no different. Sellers need to achieve a price level that they deem "worth" selling. Buyers need to perceive enough value to be willing to pay for it. Somewhere, there's a balance that satisfies both parties. So, if a home is not selling, it simply is not showing enough value in the eyes of buyers. The answer is to increase the value through improvements or lower the price. Finding the balance before buyers see a home listing ast being "stale" is ultra important, and a series of reductions sends the wrong signal. Find the balance and price correctly for an efficient sale that is a win-win for everyone.

ELEVATIONS - If you're a skier or a climber and someone mentions "elevation", the first thing that pops in your mind is a location's height above sea level, but in real estate and construction it takes on another meaning. When plans are drawn for a home, they include views of all sides of the home which are in 2D at that point. Those sides/views of the home (on the plans and on the built home) are referred to as "elevations", so the front elevation is the view/front of the home.
