I’m Brianna Benz, a realtor in Santa Rosa, California. My friends call me Bri! I serve all of Sonoma County and I help buyers and sellers create the lifestyle they’ve dreamt of through home ownership. I’m currently in the process of building my own home in Healdsburg and I plan to share that experience with you along the way.

I’ve lived in Santa Rosa for 6 years and my husband’s job relocated us out here from Fort Collins, Colorado. I graduated from Colorado State University (go Rams! 🐏) and worked in the medical field before moving here.

My husband, Taylor, and I have two dogs that are our fur babies and we love taking them with us on all our adventures. We’re a very active family!

Outside of real estate you’ll find me riding or racing my bike, both on road and mountain, paddle boarding, hiking, camping, snowboarding, and hanging out with friends.

I love exploring what Sonoma County has to offer from sunsets on the coast, to wine tastings, to farm to table meals, to hiking and biking trails, to floating the Russian River, and so much more! Sonoma County is an endless playground!

I represented the buyer in this transaction and the home was in foreclosure. The auction date was set to be 8 business days from the time our offer was accepted so we had to move fast and make sure everything was getting done correctly and efficiently. We did it! My buyers had an FHA loan and with the help of an amazing loan officer, we were able to accomplish what felt like the impossible! On top of that, I was able to negotiate $9,000 off the purchase price and a $10,000 credit for closing costs for my buyers, and the seller was able to keep the equity in her home by selling her home before the auction date! It was a win win for everyone! This was a team effort transaction and all parties are celebrating today!

Every closing is always so joyous for me, because there is a lot of heart, energy, and emotion that is poured into every transaction and when we finally make it to closing it's the greatest feeling to give my clients the best news! I could not be happier for my buyers! This home had 15 offers and we were able to beat them all. Most common ways to hold title:

1. Sole ownership: This means that you are the only owner of the property. If you are unmarried or not buying with another person, this is the default option. You have complete control over the property and can sell, mortgage, or transfer it at any time.

2. Joint tenancy: This is a popular option for married couples or business partners who want equal ownership of the property. Each owner has an undivided interest in the property, meaning that they share ownership of the whole property rather than a specific portion. If one owner passes away, their share automatically transfers to the other owner(s) without going through probate.

3. Tenancy in common: This is similar to joint tenancy, but each owner can own a different percentage of the property. If one owner passes away, their share does not automatically transfer to the other owner(s) and instead goes to their beneficiaries. Each owner has the right to sell, transfer, or mortgage their share of the property without the consent of the other owners.

4. Community property: This option is only available in some states and applies to married couples. It means that both spouses have equal ownership of the property, regardless of who purchased it. If title is held as just community property, then the deceased spouse has the right to dispose of 50% of the property through their will or trust. If title to property is held as community property with a right of survivorship, it simply means that the surviving spouse or domestic partner automatically assumes full ownership of the property upon the death of the other title holder.

5. Trust: A trust is a legal entity that can hold title to a property. Setting up a trust can offer benefits such as avoiding probate and providing for the management and distribution of assets before and after your death. Wealthy estates may avoid or minimize estate taxes with an irrevocable trust.

6. LLC: A limited liability company (LLC) can also hold title to a property. It's the best entity to hold ownership to real estate investment property because of the asset protection it provides and the beneficial tax savings it offers over the corporation.
