โ˜•๏ธ My morning routine: coffee + checking the Sonoma County real estate market.

And this morning, something really caught my attentionโ€ฆ

There were more price reductions than new listings โ€” AND several homes were back on the market after falling out of escrow.

Even more interesting? Itโ€™s Thursday, typically one of the busiest days for new listings to hit before the weekend.

What does that tell me? Buyers are pushing back on pricing.

Sonoma County is going through a much-needed price adjustment, and for buyers, I think this is a GOOD thing.

Right now, weโ€™re seeing opportunities to negotiate below list price, ask for concessions and actually have some leverage.

Meanwhile, there are a whole lot of buyers sitting on the sidelines waiting for interest rates to come down. ๐ŸŒณ๐Ÿ‘€๐ŸŒณ

The problem? When rates eventually drop, those buyers donโ€™t come back one at a time. More demand can mean more competition and upward pressure on prices.

You can refinance an interest rate later. You canโ€™t go back and renegotiate what you paid for the house.

If youโ€™ve been thinking about buying in Santa Rosa or Sonoma County, donโ€™t automatically assume waiting for lower rates means getting the better deal.

Sometimes the opportunity is in the market everyone else is waiting out.

Apparently Iโ€™m VERY late to the party on this one ๐Ÿ˜‚๐Ÿˆ

I finally stopped by Imwalle Gardens in Santa Rosa after seeing that Crane Melons had been dropped off here โ€” because if there are Crane Melons involved, Iโ€™m going. ๐Ÿ˜‚

And I canโ€™t believe Iโ€™ve driven by this place so many times and never stopped!

Imwalle Gardens has been part of Santa Rosa since 1886 โ€” so no, this is definitely NOT a new discovery. But itโ€™s a new discovery for me, and thatโ€™s exactly what I love about living here.

You can live in Sonoma County for years and still stumble across a farmstand, restaurant, trail, winery or little local spot youโ€™ve somehow never experienced before.

Fresh local produce, flowers, plants AND Crane Melons? Iโ€™ll definitely be back. ๐Ÿ…๐ŸŒป๐Ÿˆ

I toured Sage at Taylor Mountain, a new community tucked into an established Santa Rosa neighborhood near Taylor Mountain, and I was really impressed.

There are 12 homes available right now, with more being released as the community continues to build out in phases. Homes start in the mid-$800s, with single- and two-story floor plans ranging from 3โ€“5 bedrooms.

But the interiors were what caught my attention. ๐Ÿ˜ The two homes I toured each had their own distinct color palette and personality โ€” and the sage green kitchen immediately won me over. ๐ŸŒฟ Sage was my wedding color, so I may be slightly biased. ๐Ÿ˜‚
