Mortgage rates fell to 6.06%, their lowest level in more than three years, after President Trump announced a $200 billion mortgage-backed securities buyback plan aimed at boosting housing affordability.

The average 30-year fixed rate dropped from 6.16% last week and is well below the 7.04% average at this time last year. Sam Khater, Freddie Mac’s chief economist says the decline has already sparked a jump in purchase and refinance activity, signaling a stronger spring housing market ahead.

Market Update October 2025!

List-to-sale ratio is about 99.1% — meaning on average homes sell just a little under list price.

According to a local brokerage report, active listings in the county increased ~10% year-over-year, and pending sales up around ~10% in October.

Inventory and days on market are showing some softening in certain segments. For example, the median listing in the county sold at ~3.47% discount compared to last year, and the inventory (for single-family homes) saw a ~2.98% decline year-over-year but a sharp drop month-over-month (~12.14%).

The luxury home segment (homes over ~$2 M) is clearly showing more softness: For Q3 2025 (which gives good context going into October) inventory exploded (up ~67.3%), median price in that segment fell ~13.2% to ~$2.55 M, and homes took ~105 days to sell, selling at ~90.3% of list.n contrast, the sub-$2 M market remains relatively stable: fewer new listings in that tier (supply tighter), steady buyer demand, and pricing holding up better.
