A buyer of the subject property may establish its own operation. The property consists of approximately 9.37 +/- acres and contains approximately 511 +/- rentable parking stalls for RV’s and boats. The site has a dual zoning of M1 (Light Industrial) on the western half of the property and AR-B6-3 (Agricultural/Rural Residential) on the eastern half of the parcel. The original entitlement approved the current RV and Boat Storage use on the western half of the property. There is no approval for this use on the eastern half, and the only mechanism to approve this use, would be a General Plan Amendment. There is a potential risk as to whether the expansion of the RV and Boat storage use, into the AR-B6-3 zoned area, will be allowed to continue.
