Your broker's compliance desk has seen it all — and these 4 send a file straight back 📋

1️⃣ The missing Buyer Representation Agreement. Signed by the buyer before the offer goes out — and in the file with it.
2️⃣ The AVID that never got finished. Every room, every finding — "see inspection report" doesn't count.
3️⃣ Names and dates that don't match. Buyer names, seller names, acceptance date, COE — the RPA, every counter, every disclosure and the escrow instructions need to say the exact same thing.
4️⃣ Disclosures and reports left incomplete. Every disclosure fully executed by buyers, sellers and both agents; every report acknowledged, with the termite inspection signed by the buyer.

None of these are dramatic. They're the little things that get missed at 9pm when you're also writing another offer — which is exactly why I audit every file the day it comes in.

MYTH: "A transaction coordinator is just admin."

FACT: Admin files paperwork. A TC reads it.

Every contract that comes into my files gets audited — every signature, every initial, every date — before it ever reaches your broker. Then the timeline gets built, every party gets the same dates, and the reminders go out before the deadline, not after.
