REPORT: The “starter home” is getting older.

According to NAR’s 2025 Profile of Home Buyers and Sellers, the typical first-time buyer has now reached a record-high age of 40. In the 1980s, the typical first-time buyer was still in their late 20s.

That is a pretty massive shift.

And it is not just first-time buyers. The typical repeat buyer is now 62, also a record high. Meanwhile, first-time buyers have fallen to just 21% of the market, the lowest share NAR has recorded.

This is what happens when home prices, mortgage rates, rent, student loans, and low inventory all pile up at the same time.

For a lot of younger families, buying a first home is no longer the early-adulthood milestone it used to be. It is becoming something people finally reach after years of renting, saving, delaying, and hoping the numbers eventually work.

The American Dream did not disappear.

It just got a lot more expensive, and apparently a lot grayer.
