You might think that the holidays are the worst possible time to try to sell a house. But that’s always the case! Selling during the holidays can have a lot of benefits.
🎁 You’ll face much lower competition from other sellers because they think there are not many buyers out there.
🎁 Eager buyers will happily make offers on your place because there’s lower competition.
🎁 More time for showings. People have more flexible schedules during the holiday season so it’s easier to host showings.
🎁 A less-busy agent. Your agent should always make you feel like a priority, but since they’ll have fewer clients you’ll get the real VIP treatment.

Here are the facts:

✅ Staging DOES matter. Cluttered, disorganized homes can severely limit the potential buyers' ability to imagine living there.

✅ Setting the listing price too high DOES NOT work.
There are many factors that agents use to determine the best list price for your home. If the price is too high, it may sit on the market much longer, even in a low inventory market. Setting the correct listing price makes for a much quicker sale, because it will attract more potential buyers to the property.

✅ Most buyers DO mind if the seller is home.
It's best for sellers not to be present during a showing because it can make home buyers uneasy. Having the seller breathing down their necks is not a relaxing way to view a home, and it may affect their ability to explore the home objectively.

But all joking aside, if you are embarking on the journey of buying a house, you might be asked to produce a POF or preapproval letter fairly early in the process. It’s a good idea to get preapproved and potentially get your hands on a POF letter as early as possible to help you not only get a good idea of what you can afford, but also to make your eventual offers on homes stronger and backed up by evidence of your funds.

Bank statements, certified financial statements, proof of an open line of credit or a simple letter from your bank that states that the buyer has the necessary funds are typically sufficient as proof of funds.
