One of the most expensive phrases in real estate:

"We want to leave room to negotiate."

Sounds smart.

Until the qualified buyers never schedule a showing because the price already looks ridiculous.

You cannot negotiate with buyers who never show up.

The goal is not to leave room to negotiate.

The goal is to create interest.

Those are not the same thing.

And a lot of sellers learn that after the first price reduction.
