One of the first things I ask my waterfront buyers isn't how many bedrooms they want. I ask, "What do you want your life on the water to look like?"

Do you fish? Spend afternoons at the sandbars? Have jet skis? Own a sailboat? Maybe you have a 29-foot boat now but know you'll want something bigger in a few years.

Those answers can completely change where you should buy.

Water depth, bridges, no-wake zones, dock and lift capacity, seawall condition, flood zone, and even how long it takes to reach open water can make a beautiful waterfront home either perfect for you, or completely wrong.
