Hey friends! I’ve been diving deep into what’s been happening across Sarasota and Manatee this month, and I always love sharing these insights so you can stay informed — whether you’re thinking about buying, selling, investing, or just love keeping a pulse on our beautiful Gulf Coast communities.

Here’s what stood out this month:
🏡 Median Sale Price: $410,000
This reflects a -5.7% change year over year — which could feel surprising to some, but it also means opportunity is showing up for buyers who’ve been waiting for the right moment. Every market shift has two perspectives — and this one is no different.

📉 List-to-Sale Price Ratio: 88%
Homes aren’t selling at full list as often right now. For sellers, pricing strategy and presentation matter more than ever. For buyers, negotiation room is finally back in play.

⏱️ Average Days on Market: 92 days
Slightly longer selling timelines means patience + experienced strategy makes all the difference. There’s still strong movement — just not at the peak frenzy pace we saw.
