Is it possible to have a gorgeous home AND sleep soundly at night? Absolutely. But the buyers I work with today are asking a different set of questions than they did five years ago.

I had a client last month. She walked into a stunning Sarasota bungalow. White shiplap. Brand new quartz. A pool that sparkled like a jewel. She was ready to write an offer on the spot.

Then she stopped. She looked at me and said, "Tina, what about the roof?"

That is the new buyer mindset. And it is a beautiful thing.

We are seeing a shift. People still want the pretty. They want the curb appeal and the chef's kitchen. But they also want the peace of mind that comes from knowing the bones are solid.

Here is what the smartest buyers are asking me now:

1. How old is the HVAC system? (That is a $8,000 to $12,000 question if it fails in July.)
2. When was the roof last replaced? (Insurance companies are checking this closely.)
3. What is the flood zone designation? (Not just "is it required" - but what is the actual risk?)
4. What is the annual insurance cost? (This number can vary by thousands between two similar houses.)

The prettiest house in the world feels a lot less charming when you are surprised by a $15,000 repair bill six months after closing.

My advice? Fall in love with the look. But marry the maintenance history.

Ask for the seller's disclosure. Read the inspection report like it is a novel. Call your insurance agent before you call the moving truck.
