Here are some awesome statistics for our local market for the previous month! 🏝🍎🏡
For the month of January 2022 there were
14,530 Active Listings which was a 8% decrease ⬇️ from December and a 46% decrease ⬇️ from January of 2021.
Of those 14,530 active listings, 17,561 of them were new to the market in the month of January 💥. That is a 18% increase from December 2021 and a 1% decrease from January 2021!
January 2022 had 22,034 pending sales of which 14,126 of pending homes closed in January! 💥 Those numbers are averaging about 2% higher than last year at this time.
Total Active Days on the Market (ADOM) was surprisingly 22 😮. That is a 5% increase from December 2021 and a 49% decrease from January of 2021! Hard to think any home sat on the market longer than an hour in this market but January once again showed us wrong!
Total Sales Volume for our area in January of 2022 was $5.7 Billion sold! 💲🤯. Those numbers are a 22% increase ⬆️ from this time last year. Fair to say the markets moving inventory and a lot of it!
The average Sales Price in January of 2022 was around $403k and again that is a mind blowing 🤯 22% increase ⬆️ in sales prices from January of 2021!
This last part is the most important!!! If everything that is active on the market right now sold with no new listings coming up, we would only have 1 months inventory left! This time last year we had 2 months inventory! What this means is WE NEED LISTINGS!!! If you know someone thinking of selling, make sure you pass our name and number around!
