That $500K new construction home may not actually be a $500K home. 👀

One of the biggest mistakes I see buyers make is comparing builders by base price.

The problem? Base price is only one piece of the puzzle.

Lot premiums. Structural options. Design center selections. HOA fees. CDD fees. What one builder includes standard that another considers an upgrade.

Two homes with similar square footage and the same advertised price can end up tens of thousands of dollars apart — or more — when everything is actually added up.

I broke down exactly how I compare new construction pricing for my buyers in Lakewood Ranch, Wellen Park, Sarasota, Venice and Parrish — including real examples from communities around our area.

One of my favorite parts of closing day is welcoming my buyers to Sarasota with a bottle of my favorite local rum—Siesta Key Rum. It's a small tradition that reminds them they're not just getting a new house... they're getting to enjoy everything that makes this area so special.

Sometimes you get to sit in on the closing.

Sometimes you get to hang out in the parking lot with the dog while your favorite title guy makes sure to document it! 😂
