Mr. Berman has been a Sarasota resident for more than 47 years and earned his Real Estate degree from Florida State University in 1988. A Retrospective Value Opinion is defined as “value opinion effective as of a specified historical date. The term retrospective does not define a type of value. Instead, it identifies a value opinion as being effective at some specific prior date. Value as of a historical date is frequently sought in connection with property tax appeals, damage models, lease renegotiation, deficiency judgments, estate tax, and condemnation. Inclusion of the type of value with this term is appropriate, e.g., “retrospective market value opinion.”

The storms during this hurricane season have certainly proven just how important it is to consider elevation when purchasing real estate. Property elevation of just inches can make a huge difference on the impact from rain flooding and storm surge.
