The 2025 U-Haul Growth Index is out, and Florida dominates again with 8 of the top 10 growth cities and 12 in the top 25 nationwide.
Ocala ranks #1 (again), with North Port, Sarasota, St. Cloud, Fort Lauderdale, and others close behind.

Florida housing is entering 2026 on firmer ground.

Mortgage rates easing into the low-6% range are already making a difference. Sales are rising for the first time since 2022, time on market is leveling out, and inventory growth is slowing as homes are absorbed.

The market isn’t overheating, but it is stabilizing.

Affordability remains the biggest challenge, especially for first-time buyers, while equity-rich homeowners have more flexibility. If rates hold steady or dip further, we could see continued momentum into the spring buying season.

Biking the Venetian Waterway Trail 🚲☀️
This trail runs about 9.3 miles from Shamrock Park north to the Historic Venice Train Depot, where it connects directly to the Legacy Trail.

From there, you can keep riding another 18+ miles on the Legacy Trail toward Sarasota, turning one ride into nearly 30 miles of continuous paved trail.

Along the Venetian Waterway Trail you’ll pass neighborhoods, preserves, and downtown Venice access points. Just a heads-up, most of it is full sun, so early mornings or later afternoons are best.

If biking, walking, or trail access is part of your lifestyle, this is one of Venice’s best connections.

Quick local heads-up 👀
If you know me, you know I’m not a coffee drinker, so this immediately caught my attention. I just learned that HTeaO opens January 10 at Albee Rd & 41 in Nokomis, behind Wendy’s and across from Wawa (near Woody’s Car Wash).

Freshly brewed iced tea all day, tons of flavors, and an easy stop for something cold and refreshing that isn’t coffee.

It’s officially on my list.

November brought a quiet shift.
More closed sales. More pending sales.

Grateful for a Year of Growth

This year pushed me to think differently about how I serve my clients. I introduced complimentary staging for my listings and expanded concierge support for out-of-state homeowners and those who needed help preparing a property for sale.

The goal was simple: raise the level of support and make the selling process more efficient and less stressful.
