May 19, 2026 JUST SOLD! ✨♥️🏡

I had her under contract on something else and an agreement on another but nothing felt right.

So I woke up last week on Friday and said enough is enough!

I approached the situation as if I was the one buying. I cranked that search to $300k when we were looking below $230k.. yet everything needed work and she didn’t want to do any work.

I called a few listing agents before I scheduled showings, again and said, “Hey, I have this lady who needs a house asap, everything she owns is packed up in New Jersey with movers ready but no destination, will you even consider an offer around $230-$240k?”

Someone shut me down and said absolutely not, someone else said, “I’ll ask them, five minutes later, I was on the way to Venice and by 9pm we had an executed contract! And at 9 pm on Friday, I was texting the title attorney directly, working a way to close before her flight the following Tuesday!

I represented the buyer in this transaction. She bought this house with cash for $65k less than asking price. And then, she wanted keys before her flight with not even a full two business days to process the deal at title.
So guess what else I had to negotiate…
she got her keys with the seller holding back $5k in escrow until the lien search comes back.

Another miracle real estate transaction for the books!

One of the last things the Buyer’s friend says before we parted ways after I gave her the keys was, “I bet you like these easy transactions” …

Honey, none of this s**t is easy but I’m going to keep doing it.

This real estate game sets me on fire!
