Lakewood Ranch started in 34202. Most buyers skip it for the newer phases.
Schroeder-Manatee Ranch began developing Lakewood Ranch in February 1994. The earliest villages sit in 34202, south of State Road 70 around Main Street, the Country Club and University Parkway. Three decades later, that part of the community is the finished version of what the newer phases are still becoming.
This carousel is the case for reading a master-planned community from the oldest phase in, not the newest phase out.
What thirty years buys you. The canopy is grown in. The amenities are built, not rendered. The commercial along University Parkway and Main Street is open and has been for years. And the resale comps are deep: hundreds of closed sales across the same floor plans, so pricing is based on what homes actually sold for instead of a builder's price sheet.
What to check that a newer phase does not make you check. Roofs and AC systems that are at or near replacement age, which is an insurance question before it is a maintenance question. Renovation quality, because a 2004 home that was updated in 2021 is a different product from one that was not. And HOA rules that have had three decades to accumulate.
The lesson travels beyond Lakewood Ranch homes. In any master-planned community in the Sarasota Manatee market, the oldest section tells you what the newest section will look like when the builder leaves. If you like where it ended up, that is a signal. If you do not, that is a bigger one.
