Florida just removed vaccine mandates, including for schools.
And honestly, this is how I feel:

I may not believe in vaccines 💉
But I strongly believe in choice ✨

Families don’t come to the U.S. just for the weather ☀️ or the homes 🏡

I often find😃:
• Insurance that’s much higher than expected
• HOA or CDD fees that change the monthly payment
• Flood zones that affect resale
• Rental rules that limit future income

🧐Two homes that look identical on Zillow can be tens of thousands of dollars apart in real value.

That’s why I never show homes without running the numbers first.

Yesterday, a friend asked me something that made me pause:
“If you weren’t in real estate, would you buy a home in Sarasota right now?”

After thinking about it, my answer was: it depends on who you are.

🌴 values lifestyle and being close to the beach
💰 is tired of rent going up every year

Then often the real question isn’t “Are prices high?”
It’s what it’s costing you to keep waiting.
