Florida’s housing market continues to gain momentum! 🏡📈

June marked the **10th consecutive month of year-over-year sales growth** across Florida.

🔹 Single-family home sales increased **9.3%**
🔹 Condo and townhouse sales jumped **14%**
🔹 Median single-family home price rose to **$432,000 (+4.9%)**
🔹 Median condo/townhome price increased to **$305,000 (+1.7%)**

Inventory remains different by property type:
🏠 Single-family homes: **4.5 months of supply**
🏢 Condos/townhomes: **8.1 months of supply**, giving buyers more options and negotiating opportunities.

Despite mortgage rates hovering around 6.5%, buyers are continuing to enter the market, and sales activity is now tracking closer to the stronger 2023 market levels.

What does this mean?
✔️ Sellers still have opportunities, but pricing and presentation matter more than ever.
✔️ Buyers have more choices, especially in the condo market, creating favorable negotiating conditions.

Sarasota County offers both indoor and outdoor opportunities to play pickleball throughout the county. Indoor play is available at our recreational facilities and offer a wide variety of play times. Registration is no longer required for indoor play. Indoor play is on a first-come, first-serve basis with a cap at each location.

If outdoor play is preferred, there are currently 94-lined pickleball courts available on a first-come, first-serve basis year-round.

Effective Feb. 1, 2026, a 2.45% surcharge will be automatically applied to all electronic payments made to Parks, Recreation and Natural Resources under Resolution No. 2025-165. Click for more information.

• 805 homes sold, up **15.2%** from June 2025.
• Median sale price increased to **$492,450** (**+8.2%** year over year).
• Inventory continued to tighten, with active listings down **27.4%** and supply declining to **4.1 months**.
• Homes went under contract in a median of **47 days**.

The condo market continues to offer buyers more choices compared to single-family homes, although inventory has also been declining. Median condo prices softened compared to last year, while average prices indicate that higher-priced transactions are still influencing the market.

🏡 Florida Homeowners: A Major Property Tax Change Could Be Coming!

The Florida Legislature has approved a proposed constitutional amendment that could significantly reduce property taxes for many homeowners if voters approve it this November.

Key highlights:
✅ Homestead exemption could increase to $150,000 in 2027 and $250,000 in 2028 (for the non-school portion of property taxes)
✅ Additional protections for non-homestead properties, with assessment increases capped at 5% instead of 10%
✅ Future opportunities for local governments to provide even more property tax relief
✅ Homestead exemptions would be adjusted annually for inflation

Before celebrating, remember that this is not law yet. Florida voters must approve the amendment with at least 60% support in the November election before any changes take effect.
