Florida flood insurance could get significantly more expensive, and most buyers moving here have no idea it’s even being discussed.

Here’s what makes Lakewood Ranch a smarter choice than most Florida communities for this exact reason. Many homes here sit in Zone X, which typically means no mandatory flood insurance on a federally backed loan. Buyers in AE and other high-risk zones don’t usually have that option. On top of that, many newer communities within Lakewood Ranch were planned with higher elevation and modern drainage standards, things a lot of older Florida communities simply don’t have.

Always remember that Flood zones can also change by address, so always do your due diligence for the property you’re buying, not just the community.
This is the kind of detail that affects your carrying costs for as long as you own the home.

Save this before you start visiting communities.

New home prices just hit their lowest point since 2021.

Builders are cutting prices to move inventory. Right here in Lakewood Ranch, Neal Communities just had their best sales month of 2026 with 102 contracted sales in March alone.

When builders are hungry for contracts, buyers have leverage. Rate buydowns, closing costs, upgrades.

Most people walking into those model homes have no idea how to negotiate any of it.

But windows like this don’t stay open forever.

This is why people move to Florida and regret it 6 months later.

They find a house they love. The finishes are right, the price works, the pool is perfect. They say yes.

Six months later they realize they bought a home in a community that has nothing to do with the life they pictured in Florida.

Here’s where it actually goes wrong:

They never evaluated the community. They evaluated the house. Those are two completely different decisions and most buyers don’t realize that until they’re already living there.

They wanted walkability, water views, a neighborhood with some energy. They’re now in a gated subdivision where everyone pulls into the garage and closes the door. Beautiful. Quiet. Completely disconnected from everything they moved here for.

Or they said yes to a home in Lakewood Ranch without realizing there are 40+ villages inside it, each with a different feel, a different price point, and a different CDD. Some carry $8,000+ a year in fees on top of HOA. Nobody walked them through which one actually fit how they want to live.

Or they bought in a community that looked finished on the tour. Phase one of four. Construction trucks outside their window for the next three years.

Florida didn’t disappoint them. Buying a house before understanding the community did.

They signed the papers to their dream home. Then learned their taxes were triple what the builder told them.

This is happening to new construction buyers across Florida right now. The tax estimate you get at closing may be based on an empty lot, not your finished home.

Once the county reassesses, your escrow comes up short and your servicer recalculates. That’s how a $2,164 payment becomes $3,136 overnight.

There’s an active class action lawsuit against one of the biggest builders in Florida over exactly this.

Before you sign anything on new construction, ask for the tax estimate based on the full purchase price.
