A proposed property-tax amendment on Florida’s November 3, 2026, ballot could make December 31 an important date for prospective residents.
If Amendment 3 receives the required 60% voter approval, it would increase the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028.
Under the proposal, people who are not Florida residents on December 31, 2026, would generally receive the increased exemption beginning with their fifth year of homestead exemption.
However, simply purchasing a home before year-end does not guarantee eligibility. The property must qualify as your primary Florida residence, and individual circumstances will vary.
If Sarasota, Lakewood Ranch, Bradenton or Parrish is already part of your relocation plan, now may be a good time to explore your options.
