Sarasota real estate right now is a little like the Gulf in September.
Some days the water is glassy and you can see the bottom.

Some days there’s a little chop and you need to pick your spot.

Single-family homes are the glassy days. Inventory tightened. The pretty ones don’t float around for long. Price them to today’s tide — not last year’s high-water mark — and they tend to go under contract in about seven weeks. Cash is still swimming in this market, which is why the national rate chatter doesn’t always match what we see on these streets.

Condos and townhomes are more like a long walk at low tide. More shells to look at. More time to decide. More room to talk price, insurance, and “what’s actually going on with that association.” If you’re shopping this side, bring curiosity and a good inspector. The view is lovely. The paperwork should be too.
