We’ve all seen it. A house that screams “trendy” today but feels totally off in just a couple of years. That’s where the “Would This Age Well?” Test comes in.
When I walk a property with clients, I ask one honest question: *Will this still make sense five years from now?*
Think about it –
👉 Layout – Open floor plans are great, but is there a quiet corner for work or reading? Homes that flex with your life win long‑term.
👉 Materials – That super dark laminate floor might look sharp now, but cheap finishes show wear fast. Go with timeless tile, natural wood, or quality LVP.
👉 Roof – A 15‑year‑old asphalt roof? Check the age. A metal or tile roof can easily last 40+ years – and that peace of mind is priceless.
👉 Location & Neighborhood – Trends change, but a great location stays. Are you near good schools, parks, or your daily commute? Does the HOA allow what you want (pets, parking, paint colors)?
👉 Lifestyle Appeal – Will the house still work if your family grows, you start working from home, or you need less space? Think five years ahead, not just this weekend.
One of my buyers almost went for a house with a stunning but tiny kitchen island and no pantry. We ran the test – in three years with two kids, that would be chaos. We found a home with better flow, and they’re still happy.
