When I walk a property with clients, I ask one honest question: *Will this still make sense five years from now?*

Think about it –

👉 Layout – Open floor plans are great, but is there a quiet corner for work or reading? Homes that flex with your life win long‑term.

👉 Materials – That super dark laminate floor might look sharp now, but cheap finishes show wear fast. Go with timeless tile, natural wood, or quality LVP.

After a little tweaking – think better photos, adjusting rates for shoulder season, and adding a local welcome guide – the next year was a whole different story. Almost fully booked.

Here are the three things I always share with anyone considering this move:

1. Location matters more than size. A one-bedroom condo steps from the beach can outperform a five-bedroom house that’s a 20-minute drive away.

2. Know your numbers. Factor in property management fees, cleaning, turnover costs, and seasonal maintenance. Then add a little cushion.

Buying your first home is equal parts exciting and nerve-wracking. I remember sitting at my own first closing, gripping the pen like it might vanish. That feeling? Totally normal. But a few things can make the whole process feel way less mysterious.

Here is my short list for a stress-free closing:

✅ Lock your rate early - and don’t make any big purchases (no new car, no furniture haul) until after you get the keys. Lenders check credit again days before closing.

✅ Keep your documents handy - bank statements, pay stubs, IDs. Have digital copies ready to send at a moment’s notice. One missing paper can delay everything.

✅ Do a final walkthrough - the day before or morning of closing. Make sure the place looks the way you agreed. Check that the seller fixed what they promised. A quick peek can save headaches later.

✅ Ask questions - your lender and your Realtor (that’s me) are here for you. Don’t be shy. There are no silly questions when it comes to signing your name on a mortgage.

✅ Bring your ID and a cashier’s check (or know your wire transfer instructions). Your closing agent will tell you exactly what form of payment they accept.

One more thing: breathe. This is your milestone. You have done the work to get here. Trust your team, sign your name, and get ready to celebrate.
