Hereā€™s the part most buyers donā€™t realize:

Your buyer-agent fee is agreed to IN WRITING before you tour homesā€”but that doesnā€™t automatically mean youā€™re writing the check yourself. Compensation can still be negotiated into the deal.

Then thereā€™s closing day.

Plan for roughly 2ā€“5% of the purchase price depending on your loan, taxes, insurance, title, and other fees.

I grew up about a mile from this track, so seeing it become part of Sarasotaā€™s next tourism chapter is pretty cool.

Tourism already supports roughly 1 in 6 jobs in Sarasota County. My take: sports tourism can become the counterweight when traditional leisure travel slows.

Events build a calendar.
The calendar builds traffic.
And eventuallyā€¦that traffic builds a corridor.

I almost lost a divorce closing before a single word was spoken, just two people who hadn't talked in months sitting across from each other, silence thick enough to collapse the whole deal.

I didn't panic. Not because I'm naturally calm, but because standing over a putt with millions watching will train the flinch out of you if you let it.

3 things that kept 7 deals from blowing up in 2 weeks, none of them are what most agents would tell you:

1. Slowing down when everyone else was speeding up, panic is contagious, and someone in the room has to be immune to it
2. Knowing which client needed facts and which one needed silence before I spoke
