Don’t blow your design center budget on upgrades you can easily change later. 💸🏡

When you’re building a new home, it’s SO easy to get carried away with all the options.

My rule? Spend your builder budget on the things that are difficult or expensive to change later, and save the cosmetic upgrades for after closing.

Are there ALLIGATORS in Lakewood Ranch? 🐊🌴

Yes, but don’t let that scare you away from Florida living!

Lakewood Ranch has plenty of lakes, ponds, and natural preserves, so spotting an alligator occasionally is simply part of living in the Sunshine State.

The most important thing is to respect the wildlife. If you see an alligator near the shoreline, give it plenty of space and head the other direction. Never feed one, and always keep small pets away from the edges of ponds and lakes.

For longtime Floridians, seeing an alligator every now and then is just another part of sharing this beautiful state with its wildlife. 🌴☀️

From extending your lanai and garage to upgrading your flooring, kitchen features, and front door, these are 6 builder upgrades I’d strongly consider paying for upfront - especially when they could be much more expensive or difficult to add later.

When you’re building new construction, it’s easy to get overwhelmed by all the choices at the design center. The key is knowing where your money will make the biggest difference now AND down the road. 🌴✨

How far is Lakewood Ranch REALLY from the beach? 🌴🌊

It’s one of the most common questions I hear from people thinking about moving to Lakewood Ranch, and the answer depends on where in Lakewood Ranch you live.

📍 Live near Waterside Place or south of University Parkway? You can often reach Siesta Key or Lido Key in about 25–35 minutes under normal traffic conditions.

📍 Live farther north? Expect closer to 45–50 minutes, especially during peak season.

The good news? Even with heavier traffic, you’re typically within about an hour of some of Florida’s most beautiful Gulf Coast beaches. ☀️🏖️
